Our Rental Guidelines

Please read these guidelines before submitting your Rental Application.


Housing Opportunity

We process all applications without regard to the race, color, religion, sex, handicap, familial status, or national origin of the applicant.

All County Heritage Property Management rents properties to the most qualified applicant. We don't consider a property "off the market" until we receive a security deposit and signed rental agreement for the property.

We evaluate all applicants for approval based on the following criteria:

  • Credit Check
  • Civil & Criminal Search
  • Employment History
  • Current Employment
  • Pets (subject to pet application)
  • Rental History (Last 5 Years)
  • Receipt of Application & Fees

To evaluate each applicant based on the criteria noted above, All County screens each applicant in the following areas. Note that providing false information is grounds for automatic denial of application--and/or termination of the tenancy if approved under false information--with loss of all monies paid.

Our Credit Check Includes:

  • Verification of Social Security number
  • Understanding of past financial obligations
  • Current debt amount and type
  • Consideration of re-established credit to offset past derogatory credit
  • Prior Bankruptcies (might be acceptable with specific considerations)
  • Social Security Number verification

Our Civil & Criminal Background Search Includes:

  • Investigation of any litigation with prior landlords
  • Investigation of prior evictions
  • Search of the National Terrorist Action List
  • Search of Sex Offender database

Our Rental History Evaluation Includes:

  • Last five years of rental history
  • Fulfillment of previous lease terms
  • Any complaints about you or your guests
  • Frequency of late payments
  • Any amounts owed when leaving prior rental properties
  • Condition of prior rental properties after leaving

Note: When providing references, family, friends, and roommates do not qualify as acceptable references.

Our Employment Evaluation Includes:

  • Current Employment and Length of time at current job
  • Prior employment history
  • Income verification
  • Additional sources of income

Note: We can’t consider Unemployment Benefits as income.

Our Pet Evaluation Includes:

  • If pets are allowed for the specific property
  • Completion of a pet application
  • An approved animal
  • Additional deposit of $500 and an additional $50 per month
  • Compliance with all pet guidelines while living in the rental

Note: Medically prescribed service animals are exempt from this process.

Your Required Application & Fees Include:

  • All applicants must complete an application
  • Pay all application fees as requested ($40 non-refundable for each applicant 18 years or older)
  • Complete a pet application and pay the fee (if applicable)
  • Fees accepted online only
  • Provide a Driver’s License or other approved photo ID
  • Additional fees may apply
